Forestar secured approval for a master-planned community in an area of North Texas that’s attracted substantial attention from industrial developers.
Forestar, a subsidiary of Arlington, Texas-based homebuilder D.R. Horton, will proceed with a 281-acre community near Northlake, a town on I-35 West between Fort Worth and Denton, after the city rezoned the land last month to accommodate mixed-use planned development, according to city records.
The land spreads along the east side of FM 156, south of Downe Road and opposite the nearby town of Justin. It currently belongs to members of the Downe family, which Northlake Development Services Director Nathan Reddin called “heirs of a founding family in Northlake” at a March city council meeting. Landowners Arthur Downe, Gloria Downe and Beverly Pistone signed sale agreements with Forestar in October, reserving the developer’s option to buy the land in the future, public records show. The city struck a development agreement with the owners and Forestar on March 11.
Forestar hasn’t determined how many lots it will subdivide. Zoning permits up to three homes per gross acre on the land, allowing at most 843 homes. However, tentative maps show about 158 acres of green space, and Forestar plans to eschew townhomes and keep lots for detached homes at least 30 feet wide, according to the city.
The development will include some commercial space, a Forestar representative told the town council.
Northlake is one of several municipalities included in AllianceTexas, Dallas-based Hillwood’s 27,000-acre mixed-use development with industrial, office, retail and residential components. Industrial companies with facilities at AllianceTexas include Southwire, Bell Textron and Stanley Black & Decker.
Las Vegas-based MP Materials, the only American operator of a rare earth materials mine, announced in February that it will build a 120-acre manufacturing complex at AllianceTexas in Northlake.
Hillwood has also developed residential communities in Northlake, Justin and Argyle.
