Residential development titan Mehrdad Moayedi bought prime development acreage north of Fort Worth this week.
On Thursday, an LLC registered to the Centurion American CEO bought a 71-acre parcel at 13376 John Day Road in Haslet, according to public records. Moayedi purchased the property from CMV Essentials LLC, registered to John Gist. Most of the land is vacant, but a vehicle storage facility occupies a portion of it, according to Icon Global agent Kelsi Uechtritz, who had the listing.
“There’s so many homes going up around that property. It made the most sense to go to a developer,” said Uechtritz, who is the daughter of Icon Global founder Bernard Uechtritz.
Haslet is on I-35 West about 20 miles north of Fort Worth. It’s one of several towns that include portions of AllianceTexas, a master-planned development and inland port by Ross Perot Jr.’s Hillwood that clusters residential, office and industrial space around the Fort Worth Alliance Airport.
The land itself is north of Haslet city limits, nearer to Highway 114, which furnishes direct access to Southlake, Irving and Dallas.
Moayedi’s Centurion American is one of the most prolific developers in North Texas, having acquired thousands of acres between the Metroplex and Oklahoma in the last two years alone, according to its website, to meet the state’s sustained housing demand. The fastest growth in the Metroplex has generally taken place north of Dallas, with small Collin County towns along U.S. 75 and the Dallas North Tollway such as Princeton ranking No. 1 in the country in 2024 for population growth, according to the U.S. Census Bureau.
Developers have been active in Tarrant County and Denton County as well. Embrey Partners recently completed a $42 million built-to-rent duplex community near Haslet. Celina, which straddles Denton and Collin Counties, is one of the country’s hottest homebuilding markets. The Census Bureau ranked Celina No. 1 nationally for population growth between 2020 and 2023. Perot is planning a $10 billion project that would add 6,000 homes to nearby Denton.
Centurion American’s ongoing developments include Whitewing Trails in Princeton, an 850-acre master-planned community that will include 2,500 homes and about 400 multifamily units.
