Signorelli wrapping up Valley Ranch residential development with Azalea District

Work began this month on the final residential stage of Montgomery County master-planned community

The Woodlands-based Signorelli Company is close to completing Valley Ranch, its 1,400-acre master-planned community in Montgomery County. 

On April 15, the Signorelli Company began work on the 328-acre Azalea District, the final single-family phase of the 1,400-acre Valley Ranch development in New Caney, the Houston Business Journal reported. In addition to 125 acres of commercial space that’s been reserved for medical services, Azalea District will add 359 single-family homes on 203 acres situated along Grand Parkway and I-69, completing the residential components of the master-planned community.

Signorelli plans to complete the first 156 homesites in early summer and the second phase by early 2028, the outlet reported. The company’s homebuilding division, First America Homes, is scheduled to complete the first houses by the end of summer. Lots will range from 50 to 60 feet wide, and homes will span from 1,600 to 3,200 square feet and start in the $300,000s.

In addition to health care services, Azalea District’s commercial space will also include about 100,000 square feet of retail and dining space, the outlet reported. 

Azalea District follows the 240-acre Valley Ranch Town Center, an outdoor shopping center with 1.5 million square feet of retail, dining and entertainment. 

While Azalea is the last residential district in the development, other upcoming districts in Valley Ranch include the 63-acre Marketplace District, the 55-acre Commerce District and the 60-acre Entertainment District, where the East Montgomery County Improvement District plans to open a convention center.

The Valley Ranch master-planned community is about 30 miles northwest of Houston in New Caney and Porter near the intersection of I-69 and Grand Parkway. Signorelli started buying land for the development in 1999, according to the outlet. Today, it has about 2,000 single-family homes and 1,000 multifamily units.

On the southwestern side of the Houston metropolitan area, Signorelli is also developing Austin Point, a 4,700-acre master-planned community near Rosenberg in Fort Bend County. Austin Point will include 14,000 residential units, according to the Houston Chronicle.
