National developer adds $44M multifamily project to stacked San Antonio pipeline

Ohio-based NRP Group began work on two mixed-income complexes elsewhere in the city this year

NRP Group is preparing for another San Antonio multifamily project, adding to the Ohio-based firm’s stocked portfolio of Texas properties.

NRP Group filed plans to build a multifamily complex at 13388 West Hwy 90, a 20-acre site west of Loop 1604 near the Texas Research Parkway intersection, according to a filing with the Texas Department of Licensing and Regulation. The project is the latest in the Cleveland-based firm’s San Antonio pipeline, following a slew of mixed-income multifamily projects in the area, including two that broke ground this year.

The development, initially named NRP 301 Lofts, comprises 12 three-story apartment buildings adding up to 382,486 square feet. The complex will also include a clubhouse, pool, grilling area, park and playground. NRP Group plans to spend $44 million on the project, with work beginning this November and ending in July 2028. The filing doesn’t specify how many units will make up the development, and NRP Group did not immediately respond for comment. TDLR filings are preliminary and may change.

The site currently belongs to the Schraeder Family Living Trust, according to Bexar County records. In 2024, the trust signed a utility service agreement with the San Antonio Water System that lists it as the developer.

NRP Group has developed more than 14,000 multifamily units in San Antonio, according to its website. Work is underway on Lakeside Lofts, a 336-unit complex going up at 5606 Hwy 87 East on San Antonio’s East Side, and Marbach Lofts, a 78-unit complex near Port San Antonio at 1611 Pinn Road. Both are mixed-income communities, according to the San Antonio Business Journal.The company develops affordable and mixed-income housing in Dallas-Fort Worth and Austin as well. NRP Group partnered with the Austin Independent School District last year to develop a $142 million affordable housing complex on land owned by the school district, and it partnered with Fort Worth’s public hospital system this year to develop a $21.8 million mixed-income complex on an old parking lot.
