A potential horse ranch west of Fort Worth bucked expectations last week when it went to a residential developer.
NTX Crowder Ranch Development LLC bought the 487-acre Parker County estate of a wealthy Fort Worth family on May 14, according to county records. The LLC shares both its physical and mailing addresses with Aledo-based homebuilding company Kenmark Homes. The final sale price is undisclosed, but the land was listed for $11 million, or about $22,590 per acre, and it sold above its asking price.
The largely unimproved ranch fronts the south side of Hwy 180 near Weatherford, which is 29 miles west of Downtown Fort Worth and 20 miles from the city’s outer loop. Features of the property include several stock tanks, a hay barn, hilly terrain and mature hardwood coverage. Keller Williams agent Nolan Whisenhunt had the listing.
Weatherford and Fort Worth are centers of the rodeo and equestrian world. Perhaps the area’s highest-profile sale of the year took place in January when Western media company Teton Ridge sold the TR9 Ranch and Equestrian Facility near Weatherford to a Houston couple who plan to maintain the horse operation. Weatherford is also home to Taylor Sheridan’s Bosque Ranch, a horse facility and filming location where scenes from “Yellowstone” and “Landman” have been shot. Whisenhunt expected his buyer to come from the same sphere.
“We’re in horse country out there in Parker County. A lot of great breeders, a lot of great trainers, a lot of great competitions take place out there in the reining and cutting horse industry,” Whisenhunt said.
The buyers paid “well better than asking” for the land, according to Whisenhunt.
“We had 23 showings in 14 days,” Whisenhunt said.
Kenmark Homes doesn’t list executives on its website, but state records show that its parent company, KM Group, belongs to Aledo couple Kenneth and Debra Ozee.
The sellers are the heirs of the late John and Helen Crowder, an entrepreneur and oil industry executive, respectively.
