The city of Dallas sold a 14-acre abandoned hospital site to Options Real Estate for around $6.9 million.
Duncanville-based Options is proposing a $60 million plan to redevelop the medical site in the Oak Cliff neighborhood into townhomes, apartments and retail space. The site, located at 2929 South Hampton Road, has been vacant for more than a decade, according to the Dallas Morning News. The hospital closed in 2014.
Options has a 90-day due diligence period to inspect the full 14 acres and must close the deal by April 30, 2027, according to the outlet. Monte Anderson, president of Options, is looking to close the deal within six months, according to the outlet. Planner Patrick Kennedy will also be heading up the development.
Previously, the city planned to use the site for homelessness services, which community leaders rejected. The objections sprung from the land’s proximity to a library, elementary school and a park. The City of Dallas bought the property for about $6.5 million in 2022, around eight years after the hospital closed.
Before Anderson submitted his offer to buy the space, he spoke with residents about his vision. The future of 2929 South Hampton Road is a “village,” according to the outlet, that includes rental apartments, detached deed-restricted townhomes, green spaces and possible retail amenities. Existing water lines and elevators in the hospital can be ported over.
Anderson has a history as an advocate for more investment in South Dallas, and plans to have locals participate in the growth of one of Dallas’s historically disadvantaged neighborhoods. According to the publication, Anderson says he grew up playing in Kiest Park, which sits caddy-corner from the abandoned hospital.
In the past, Anderson helped revitalize the Texas Theater in the northern part of Oak Cliff, worked on the Belmont Hotel due west and also built the mixed-use development Tyler Station.
