Starwood revealed plans to start ground construction on a long-stalled master-planned community near Austin.
Spur Mirador Land LP, a subsidiary of Miami Beach, Florida-based Starwood, filed plans with the Texas Department of Licensing and Regulation to spend $15.8 million on the next phase of the Sun Chase master-planned community east of Austin. The 97-acre subdivision will include 263 single-family lots, according to a plat filed with Travis County last month. The filing lists the start date as September 2025 and the estimated complete date as September 2028. TDLR filings are preliminary and may change.
The site makes up a portion of Starwood’s roughly 1,400-acre tract along the north side of Pearce Lane west of Wolf Lane, about 15 miles east of Downtown Austin, according to the plat. It’s the third developer to own the land.
Starwood bought the land in 2025 from Hines as part of a portfolio of 11 master-planned communities around the Texas Triangle. Hines had planned to develop the entire 1,400-acre site into a master-planned community named Mirador. Starwood later changed the name to Revelry before listing 230 acres of commercial, multifamily and retail space for sale in the development last October.
Hines bought the land in 2021 from Winnipeg, Canada-based Qualico Communities, which revealed plans 10 years earlier to develop a community called Sun Chase. Qualico successfully developed a portion of Sun Chase on the south side of Pearce Lane but sold the land on the north side of the road.
Based on the pamphlet for Revelry, Starwood’s entire community north of Pearce will include about 2,300 single-family homes and an unspecified number of multifamily units.
A Starwood spokesperson did not immediately respond to a request for comment.
Several attractions and commercial projects are sparking development along the Austin-Bastrop corridor. The nearby Circuit of the Americas, a Formula 1 racetrack, could see a $1 billion resort go up next door, pending city approval. Elon Musk’s companies and jet engine manufacturer Acutronic USA are juicing industrial development in the area as well. A number of film production studios are also in the works.
Starwood hasn’t found any takers for its listed acreage yet, according to Travis County records.
