Grapevine officials are pivoting 180 degrees on approving zoning for a development that would include a multifamily component and a six-story hotel.
Dallas-based Trammell Crow Company’s proposal for several apartment buildings and a hotel at 2800 and 3421 Grapevine Mills Parkway was at first denied, then approved, over the course of two Grapevine City Council meetings, according to the Dallas Morning News.
A council member that could’ve swayed the decision was absent from a May 19 vote, which denied zoning changes so that the development could move forward, according to the outlet. Two council members requested a second vote during a June 2 meeting, which approved the zoning change. Two lots are also earmarked for future hotels.
Local residents worried that the apartments would contribute to the dilution of Grapevine’s small town aesthetic, according to the publication. Grapevine Mayor William Tate noted that there are no homes in the area because of noise from the nearby airport, and Tate said that Trammell Crow has a stellar track record in redevelopments. Trammell Crow first tried to redevelop the site in 2024, but the proposal was denied. During the 2024 meeting, Joel Behrens, Trammell Crow’s DFW market leader, said they weren’t proud of the proposal and could’ve done better explaining their vision for the site.
The site, situated at the corner of Grapevine Mills Boulevard North and Grapevine Mills Circle, is down the street from the Grapevine Mills shopping mall and spans 29 acres. Documents filed with the city state that the development includes a six-story Sandman Signature Hotel and 248 units worth of apartments.
Trammell Crow also broke ground in McKinney earlier in March on a 12-story, 280,000-square-foot office building at 4544 McKinney Avenue, which is tagged for completion in 2028. Trammell Crow is currently in the process of developing 32 properties across Texas, Oregon, California, Florida, Arizona, Manchester and more, according to marketing materials.
