Trademark lassos Whole Foods for Southlake mixed-use development 

Fort Worth developer plans to start construction this summer

Trademark Property Company officially secured Whole Foods Market to anchor its Southlake mixed-use project. 

Terry Montesi’s Fort Worth-based development firm announced that the Austin-based organic grocer is coming to Shivers Farm, the 40-acre mixed-use development it’s advancing on White Chapel Boulevard, according to a release from Trademark. The news comes two days after Southlake City Council approved the project’s master development agreement. 

Locals speculated that Whole Foods would anchor the project after a city council member referred to the future grocery store as Whole Foods during an October meeting, the Fort Worth Star-Telegram reported. In the release, the firm said the location will be the first major grocer to open north of State Highway 114.

Trademark plans to start construction on the project this summer and wrap up by the end of 2027. Shivers Farm, which will be built on land that had been owned by the Shivers family since the 19th century, will feature 111,000 square feet of retail, 38,000 square feet of office space, 37 single-family lots and a three-acre pad approved for a hotel or retail use. The project will also include a one-acre park. 

North Texas leads the nation in retail construction. Dallas has a pipeline of nearly 7 million square feet of retail real estate, almost 5 million square feet of which is pre-leased, according to a recent report from CoStar. 

Trademark is the developer behind Westbend, a retail center along University Boulevard in Fort Worth with office space and multifamily, and Waterside, another Whole Foods-anchored mixed-use project, also in Fort Worth. The firm has also developed more multifamily-focused projects, like The Vickery in Fort Worth’s Near Southside. The project includes 307 units, 14 townhomes and a 5,300-square-foot restaurant. Trademark has projects in Dallas, Arlington and Houston as well.
