Prudential Financial is set to occupy space in both Downtown Dallas and Uptown Dallas, at the Trammell Crow Center and 23Springs office high-rise, respectively.
Guy Nicholls, the vice president of private markets communications for Prudential, confirmed to the Dallas Business Journal that the company will transition from its current corporate office leases at 2100 and 2200 Ross Avenue, with leases at the new spots signed. Timelines for the move were not unveiled.
According to permits filed with the city, Newark, New Jersey-based Prudential plans to take over the 34th floor of the 1.2 million-square-foot Trammell Crow Center at 2001 Ross Avenue in downtown’s Arts District. The filings also indicate that a $4.2 million retrofit was set to begin on June 15.
Another filing with the state indicates that Prudential plans to upgrade its 12,900-square-foot space at 23Springs, an Uptown tower that opened up shop last year. Prudential’s revamp in 23Springs appears to run $2.6 million, and is set to be completed in January of next year. Dallas-based HKS is handling the design of the remodel at both locations, according to the outlet.
Last week, Trammell Crow Center representatives noted in a positive announcement about the building’s tenant increase that one of the world’s largest financial service companies would be moving into the building, which appears to follow Prudential’s plans. The Center was boosted to 92 percent occupied following upwards of 75,000 square feet of new leases over the past eight months at the building.
Goldman Sachs is leaving the tower soon for a new development in Victory Park, and will leave behind 500,000 square feet of space in the Trammell Crow Center.
The Trammell Crow Center sits at 2001 Ross Avenue, and is 50 stories tall allowing for 1.2 million square feet of space. 23Springs, which sits just north of the center at 2323 Cedar Springs Road, spans 26 stories and 625,000 square feet of space earmarked for offices, according to marketing materials.
