Mitsubishi zooms over to Houston’s Enterprise Tower for new 92K sf lease

Americas subsidiary relocated downtown as one of the city's signature office towers in the midst of elevated vacancy rates

Mitsubishi’s Americas subsidiary is moving its Houston offices into one of the city’s most iconic downtown towers. 

Houston-based Partners Real Estate told the Houston Business Journal that Mitsubishi leased 91,761 square feet of space from floors 31-34 at 1100 Louisiana Street, which is colloquially known as the Enterprise Tower. Currently, Mitsubishi lists 1121 McKinney Street as the current address for their local offices. The tower spans 55 stories, and is the sixth tallest building in Houston. 

The rose-colored tower was designed by Hines in 1980. The relatively unique color that is splashed on both the windows and the granite mark the building as a downtown Houston highlight, even if it hasn’t been the tallest tower in the area since 1982. The tower spans 1.3 million square feet of office space and a bit over 44,000 square feet of space for retail purposes. 

Fantome Tower, the building’s owner, boasts a strong team of tenants that includes Enterprise Products, Enbridge Midcoast Energy and King & Spalding, according to Hines’ website. Enterprise currently lists 3,862 local employees, making them one of the largest employers in Houston

The buildings’ amenities consist of walking access to dozens of local restaurants and coffee shops, a 2,234 car parking garage adjacent to the building with downtown tunnel connection, bicycle parking and a full service fitness center. 

The deal is a positive sign for the notable tower, but problems still exist across Houston-area office buildings. Several office complexes outside of downtown have high vacancy rates, including some that are so empty, individual companies have on a few occasions bought the properties outright instead of securing a lease. 

Downtown struggles with vacancy rates as well, according to the outlet, who cites data from Partners, 2026’s first quarter saw a 31.8 percent vacancy rate in the area. It’s one of the highest average vacancy rates in the city.
