Eli Lilly is gearing up to spend $378 million on a facility to manufacture ingredients for its new GLP-1 pill in Houston. The Indianapolis-based pharmaceutical company filed permits for five buildings under the Project Houston banner, which is set for 12550 Timber Forest Drive. Estimated completion dates for the first five buildings are pegged from summer to winter 2027. The facility is expected to be fully completed by 2030. The total size of the first series of buildings is just under 700,000 square feet.

The 344,000-square-foot Franklin Branch Apartments is set to begin construction in March 2027, and wrap up in November 2028. The project, which is being developed by Cleveland-based NRP Group, is going up in McKinney, and is expected to cost just over $27 million. The multifamily housing development will include nine three-story buildings and a clubhouse at 3565 FM 1461.

A new Prologis warehouse at 18440 Mound Road in Cypress, Texas is set to begin construction early next month. The 517,000-square-foot warehouse is set to cost $21 million. The development is expected to take around a year to complete, its tentative completion date is in August 2027.

Renovations
Apple’s manufacturing partner Foxconn is dropping nearly $72 million to remodel the interior of its building at 8718 Fairbanks North Houston Road in Houston. The project will revamp 74,000 square feet of office space. The renovation is part of a wider $450 million facelift for the four-building complex to create an AI server manufacturing facility.

Austin’s historic Rosewood Elementary School is getting a makeover spearheaded by Topo Development Group to become Rosewood Hall, a mixed-use facility. The renovation will cost around $9.5 million to transform the elementary school at 2406 Rosewood Avenue, adding 1,300 square feet to the 35,000-square-foot building.

Chicago-based Logistics Property Company is planning an $8 million renovation of 114 Logistics Park, a warehouse at 13410 Highway 114 in Justin, north of Fort Worth. The project is a tenant build-out for Novolex, a manufacturer of food packaging products. Work on the 1 million-square-foot renovation is expected to be completed in early November 2026.
