Endeavor Boosts Austin Office Pipeline With 5th and Walsh

Endeavor’s 5th and Walsh project in Downtown Austin, which will also house its new headquarters, is finally getting off the ground.

Plans for the new five-story, 198,000-square-foot office mid-rise and retail building were submitted to the city in March 2022, more than four years ago. The development will feature 21,000 square feet of restaurant and retail space on the ground floor and a below-grade parking garage, according to the Austin Business Journal.

The project is expected to be completed in the later months of 2028, and Endeavor will promptly move into the building from its old headquarters at 500 West 5th Street. Their new address is just down the road, at 1200 West 5th Street.

While work on the site has yet to begin, the leasing work is already underway. An Endeavor representative told the outlet that 85,000 square feet, nearly half of the total space, is locked in. The names of the future tenants were not disclosed. When combined with Endeavor’s 25,000 square feet, upwards of 50 percent of the building is preleased, and a shovel hasn’t touched dirt.

As Austin’s office pipeline dries up, another Endeavor boost could be coming to the area. Recent reports revealed Amazon as the unnamed Fortune 100 company that was in talks to move into the Dog’s Head area, which is owned by Endeavor.

The city of Austin approved annexation of the 2,614 acre parcel into city limits, formally opening the door for a 45-year development agreement. Amazon is expected to be the anchor tenant in the area, and plans to build an advanced robotics manufacturing facility on the property.

The city is attempting to fast-track development in the Dog’s Head, and initial reports show plans for 1.5 million square feet of office space among other features. Development on Dog’s Head is expected to commence in 2030, according to the Austin Current, and other forms of office space will have to move forward in the near future to help the struggling pipeline.
