A mansion on Lake Travis is on the market with a Texas-sized price tag.
A 15,400-square-foot house, called Villa Del Lago, on the southern shore of the lake has been listed with an asking price of $45 million, according to real estate broker Compass. The six-bed home, which has seven full baths and six half-baths, is on almost 26 acres about 15 miles northwest of downtown Austin.
Villa Del Lago’s mega price tag was not only the largest in the Austin area by publication time but for the entire Lone Star State, media outlets reported.
The mansion, built in 2004, has a theater, library, gym and wine cellar, among other amenities. There is also a separate building with a commercial kitchen for catering and space for entertaining, according to the listing. The property also has a five-car garage, a pool and a game room.
Gary Dolch of Austin Luxury Group and a founding agent at Compass is the listing agent for the property at 12400 Cedar St. Dolch and his wife, Michelle, are prominent players in the luxury real estate market.
In recent years, big out-of-state players have established themselves in Austin, a rapidly growing metro with a shrinking housing inventory. Some 3,357 homes that cost $1 million and up sold for a total of $5.6 billion in 2021, according to the Austin Board of Realtors. Given the number of off-market deals and the state’s nondisclosure rules, the actual figures are likely much higher.
Homes selling for $10 million or more are especially hard to find these days.
The Austin metro has been the fastest-growing for the past decade. As a result, home prices are skyrocketing and people are moving to the suburbs for lower costs, more space and to find housing availability. In the Austin-Round Rock area, median home sales value jumped 22 percent to $521,000 in March — and set a record with a median of $624,000 within Austin city limits.
