Houston-based outfit eyes 1,000+ home project in Georgetown

Surprise! Johnson Development is planning another 1,000+ home community in Texas.

At the start of this year, the Houston-based developer announced a 3,000-home project in Fulshear-Katy, making it responsible for three of five projects in the suburban area 40 miles west of Houston. Five months later, it got started on adding 500 homes to its 2,000-acre master-planned community, Trinity Falls. Most recently, it bucked the industry’s downward trend by selling 1,600 lots to homebuilders across six of its 15 projects.

Johnson’s latest endeavor is in Georgetown, a suburb of Austin, which gives the developer now nearly 20 projects under active development in Houston, Dallas-Fort Worth, Austin and Atlanta, according to its website.

Johnson has reportedly started construction on a 524-acre master-planned project in Austin, dubbed Nolina. Neither the project’s cost nor its exact address were disclosed by Johnson, according to the Austin Business Journal.

Plans for the community include 1,335 single-family homes ranging in size from 1,400 to over 3,000 square feet. The development will also be amenity-focused with an onsite “director of fun” planning resident activities, according to the announcement, wherein company president Michael Cox also mentioned a “small commercial area within the master plan that does include a multifamily component.”

An official groundbreaking for the neighborhood off Ronald Reagan Boulevard west of RM 2338 will take place “within the next several months,” Cox said, adding that the first phase will include 278 homes. While Cox said he doesn’t know how many phases the development will be built, he did tell ABJ that it will be “market driven.”

Chesmar Homes, one of the homebuilders that recently purchased a large number of lots from Johnson, was named as one of the three builders involved in the first phase of construction.
