An Austin-based real estate developer has plans to transform the Brodie Oak Shopping Center into a modern, mixed-use development.
Barshop & Oles has outlined plans to bring increased density and commerce to the South Austin site, the Austin Business Journal reported. The 37.6-acre community will include more than 13 acres of open space as well as office and retail.
Plans show towers stretching up to 25 stories tall with trees and parks running throughout. About 1.26 million square feet of office space is planned, which would put the development on par with the Palmer Austin business park as one of the largest office campuses in the Austin metro.
The development is set to have 1,700 residential units as well as a hotel with 200 to 400 rooms. The developer is requesting a planned unit development designation for the site to allow for taller buildings.
“If you have visited Brodie Oaks, you know that it has long been ready for redevelopment,” Milo Burdette, partner and vice president of development at Barshop & Oles, told the outlet in an email.
Barshop & Oles plans to have 11.6 acres of green space, including four acres for stormwater infrastructure. The remaining acreage will be used for parks and the reintroduction of native plans.
“In order to do everything that we want and everything that the city desires, the project needs to achieve enough density to be viable,” Burdette told the outlet. “We have concentrated our height near the intersection of two major arterials and along [South] Lamar and Loop 360 — not along the bluff overlooking Barton Creek, where the views would have been amazing.”
