An overhaul of Austin’s Brodie Oaks Shopping Center is working its way through city hall.
Austin-based developer Barshop & Oles Company and Houston-based real estate investment firm Lionstone Investments have spent about three years planning the project, which represents about a decade of acquisitions by Barshop & Oles.
Austin City Council will hear the first of multiple readings for their Brodie Oaks plans on Dec. 1, according to the Austin Business Journal.
A parking lot and an Olive Garden comprise 90 percent of the 365,000-square-foot shopping center on South Lamar Boulevard and Loop 360, just south of Barton Creek. The developers plan to demolish the existing shopping center to build a 38-acre community planned with highrises and 14 acres of open space.

About 1,700 residential units and a 200-room hotel would accompany 1.3 million square feet of office and 140,000 feet of retail, including a potential grocery store.
The tallest of the nine planned structures would rise 25 stories.
The Brodie Oaks plan passed the Austin Planning Commission on Nov. 15 but did not receive unanimous approval. With city staff voicing concerns over building heights, commission member Carmen Llanes Pulido said “no” in an 8-1 vote.
The project was previously reviewed by the Parks & Recreation Board in September and the Environmental Commission in November, where the applicants agreed to 22 of 24 of the board’s recommendations.
