Two resi towers wanted in Austin’s Domain

Stonelake Capital and the Morgan Group have multifamily in the works

Two developers are planning residential highrises at the Domain in Austin.

The Morgan Group and Stonelake Capital are proposing separate projects for the area near Brandywine’s 66-acre, $3 billion Uptown ATX redevelopment, the Austin Business Journal reported.

Houston-based Morgan Group has plans to build its Pearl Burnet MF development on an acre at 11901 Burnet Road.

Plans for Pearl Burnet MF call for a seven-story building and four-level parking garage, designed by STG Design. The $70 million project would have 345 apartments, a cost of about $202,900. The 400,500-square-foot building is expected to break ground in March and be completed by February 2025, according to filings with the Texas Department of Licensing and Regulation.

At the southern end of the Domain, Dallas-based Stonelake Capital Partners is planning two multifamily towers that would be the community’s tallest structures.

Dubbed Domain South End, the project calls for buildings called the Hollis and the Benjamin, at 3110 Gracie Kiltz Lane. The Hollis will be 35 floors and 427 feet tall, while the Benjamin will be 27 stories and 338 feet tall.

Domain Tower 2, at 308 feet, is currently the district’s tallest building.

The proposed towers need Austin City Council’s approval of a zoning change to increase the maximum building height from 360 feet to 491 feet.

Down the street, a Trammell Crow subsidiary filed plans to build a 20-story apartment building at 10711 Burnet Road last month. In total, the building will span 700,000 square feet and include more than 400 residential units.

The Domain is one of Austin’s fastest-growing neighborhoods. The area, north of U.S. 183 about 12 miles north of the Texas Capitol, includes offices for tech giants like Amazon and IBM, as well as Q2 Stadium.

Height has been no problem in central Austin, where two supertalls are planned, including the tallest residential building in the United States outside of New York City.
