Construction has started for a 688-acre master-planned community in Liberty Hill — a northwest suburb of Austin that’s seen rapid growth in recent years. 

Austin-based Randolph Texas Development is at the helm of the project, called Lariat, which is slated for 1,700 single-family homes, a resort-style amenity center and a school, the Austin American-Statesman reported

Tri Pointe Homes has started building the first of 334 single-family homes it plans. The firm expects to continue building as part of Lariat’s first phase until 2025 or ’26. Exact price points haven’t been revealed, but Tri Pointe said prices could start at under $400,000. The development will comprise three designs, ranging from 1,600 to 2,900 square feet.

The site will feature a $4 million amenity and activity center, plus a pool, a covered pavilion, several mini parks, and a 7-mile trail system. A school will be built on a 12-acre tract within the community.

Liberty Hill is one of the many Hill Country towns that’s attracted a swarm of new residents and developers over the past few years, largely because of the scenic beauty and close proximity to Austin.

The town’s population grew rapidly in a couple of years. The U.S. Census Bureau estimated it at 9,099 in July 2022, up from 3,651 in April 2020.

Ashton Woods, Chesmar Homes and Perry Homes will also build in the Lariat community.

Elsewhere in the Hill Country, Tri Pointe is embarking on a 586-home development called Heritage in Dripping Springs.
