Cascade Homes has its sights on one of the last remaining undeveloped sites in Lakeway, but it needs local approval first.
Lakeway’s Zoning and Planning Commission voted unanimously to rezone the 34-acre tract, leaving it up to city council to give the final stamp of approval. If greenlighted, Cascade would build 130 homes and two retail buildings on the property at 2811 Ranch Road 620 South, in the town west of Austin, the Austin Business Journal reported.
The proposed rezoning would switch the site from single-family zoning to planned development. Cascade filed the request on behalf of the property owners, the MB Winborn Trust and Gregory & Kenneth Winborn Irrevocable Trust.
The development, called Balcones Point PUD, is slated for 130 attached homes, comprising three- and four-bedroom floor plans, with an average size of 1,800 square feet. The retail portion would total roughly 9,000 square feet and stand adjacent to Ranch Road 620, the outlet said.
“The lower density of the Balcones Point PUD plan provides for a healthy transition from the estate-sized lots in the Far Vela Estates neighborhood down toward the commercial corridor along Ranch Road 620,” Cascade’s zoning application states.
Large development sites are becoming increasingly rare in the fast-growing town near Lake Travis. Lakeway’s population nearly doubled from roughly 11,000 in 2010 to 19,500 in 2022. It’s a relatively affluent area, as the median household income was $142,566 in 2021.
