A New York City-based real estate team has deepened its foothold in Texas, taking over sales for a luxury condo building in south Austin.
The Eklund-Gomes Team at Douglas Elliman is contracted, via Douglas Elliman Development Marketing, to sell the Congress Lofts at St. Elmo, at 4315 South Congress Avenue. Compass previously had those listings.
Construction started on the 147-unit building in 2021. Sales started last year, and it’s expected to be ready for occupancy next year. It is being developed by Canada-based Intracorp and was designed by Chicago-based Pappageorge Haymes Partners.
Elliman reports that about half the units are sold. The five-story building includes nine live-work storefronts on the ground floor. Prices range from $399,000 to $899,000, and there are studio, one- and two-bedroom units. The building will include a club room, mailroom and pool. The units come with Italkraft cabinetry and Bosch appliances.
St. Elmo, previously an industrial neighborhood, has evolved into a walkable mixed-use hub and “one of Austin’s most vibrant and convenient neighborhoods along South Congress,” said William Sayers, vice president of development for Intracorp.
He didn’t explain the decision to switch from Compass to Elliman.
“Compass Development Marketing Group is proud to have sold over 50 percent of Congress Lofts in less than a year at prices that exceed a 75 percent premium from the underlying market. We wish Intracorp continued success on the project,” Compass said in a statement.
The Eklund-Gomes Team is led by Fredrik Eklund and John Gomes. They expanded into Austin in 2020 to lead marketing for Houston-based developer Hines’ ultra-luxury condo project Four Seasons Lake Austin, where prices start at $4.1 million. Local luxury agent Eric Moreland of Moreland Properties is partnering with them to market the Four Seasons condos.
Eklund is known widely for his reality TV turn, as he was a star of “Million Dollar Listing New York” on Bravo.
