A major redevelopment project is on the horizon in downtown Austin.
Northland Living plans to transform the Combined Law Enforcement Associations of Texas headquarters, at 400 West 14th Street, into a 35-story condo building, Towers reported. Construction could start in 2025, with estimated completion in early 2028.
With architecture firm Page on leading design, Northland envisions a 400-foot tall residential tower with 286 condos, ranging from one to three bedrooms. The project is also slated for ground-level retail space, a parking garage, an amenity deck atop the parking podium and a 10,000-square-foot replacement headquarters for the law enforcement association.
The police union, whose address is 1400 Guadalupe Street, also owns the historic Mauthe Myrick House, a city and state landmark built in 1877 and located west of its office building. It’s unclear if that property will be integrated into the redevelopment.
Page’s design documents show two exterior design options: “Luminary,” featuring a lighter and more neutral aesthetic with copper-toned metallic elements, and “Arcadian,” which offers a darker, rustic tone with a prominent use of masonry cladding and dark green trim.
Cypress Real Estate Advisors had plans in 2019 to build a 428-foot-tall office building with ground-floor retail on the same 26,000-square-foot tract, which is a few blocks from the Texas Capitol and across the street from South by Southwest’s headquarters.
Despite challenges in the downtown office market, the northwest corner of downtown Austin continues to attract residential development. Nearby projects, such as the almost-completed Linden condos and the Cambridge Tower, illustrate the enduring appeal of this downtown enclave.
Other downtown projects in the pipeline include Manifold Real Estate’s two-tower resi development at the corner of East Third Street and San Jacinto Boulevard, and Merritt Development Group’s $155 million hotel-apartment project at 410 East Fifth Street.
