Tri Pointe continues Austin building boom with 112 lots in Manor

Single family project will expand growing suburb south along FM 973

Tri Pointe Homes is planting a flag in one of Austin’s fastest-growing suburbs.

The Nevada-based builder filed plans to construct the first phase of a single-family development in Manor, just northeast of Austin. The plans call for a 112-lot subdivision at 11215 North Farm to Market Road 973. 

Manor is an island of suburbia surrounded by farmland, and this development will extend south along the Farm to Market road. It is a part of Lagos, a master-planned community that has become popular with volume homebuilders. Ashton Woods, PulteGroup and MileStone Community Builders have already built homes there. 

Work is slated to begin this month and run through August 2024. As is the case with much of the new single-family development in growing cities like Manor, the development will require paving, drainage and utility improvements. This initial phase, which has an estimated price tag of $6.5 million, will get those basics in place for the homes.

In all, the development will span 535,000 square feet, according to the filing. Tri Pointe’s Austin-area houses currently range between 1,600 square feet and 3,200 square feet, listings show, but such preliminary filings as this one are subject to change as the development comes together. 

Kimley-Horn is listed as the design firm.

Tri Pointe has invested heavily in Austin’s suburbs. In February, the firm tapped “Queer Eye” star Bobby Berk to design a model house at its 586-home Dripping Springs development called Heritage. The following month, it began work on a 1,700-home development in Liberty Hill. The firm didn’t respond to a call requesting comment on the Manor project.

Home prices and sales volumes in Austin have dipped since the pandemic-era mania, but earnings calls from the main volume homebuilders in the area suggest buyers may be coming back around despite higher interest rates.
