Austin luxury agents may want to start practicing their golf swings.
Two of the top three contracts in Austin’s luxury home market last week went to homes on Fazio Canyons golf course in Barton Creek, according to Eklund Gomes Austin Luxury Report, which tracks signed contracts last asking $2 million or more.
All told, agents notched 10 contracts for a total last ask of $29.6 million, down nearly $2 million from the week before. Eight of the deals were for single-family homes, with one condo cracking the top three.
In all, the houses averaged $687 per square foot, down 16 percent on the week. They spent an average of 88 days on the market.
The top deal was for 8210 Chalk Knoll Drive, which last asked a smidge under $5 million. The five-bedroom mansion has five full bathrooms and two half-bathrooms across 6,000 square feet. The property spans 1 acre and backs onto Fazio Canyons in Barton Creek, which is one of four courses at Omni Barton Creek.
Cord Shiflet of Moreland Properties had the listing. The property has been on the market since May and has experienced no price cuts in that time.
The listing leaned on the relative deal the price represented over replacement cost.
“This home would cost several million dollars more to recreate and can be bought today at an excellent value,” the listing read.
Taking the number two spot was a 3,700-square-foot condo in Nokonah Condos at 901 West 9th Street. The downtown unit last asked $3.5 million after listing in April for $3.85 million.
The home has three bedrooms, three full bathrooms and a half bathroom. The showcase feature is a wraparound balcony covering the entire south side of the building. Diane Humphreys had the listing.
Nokonah Condos was an early condo development for Austin, wrapping up work in 2001. It was developed by Perry Lorenz and Robert Barnstone, a developer and former city council member who was married to Anne Bauer Barnstone, a former managing editor for Texas Monthly.
The building’s 95 apartments range from 700 square feet up to 5,000 square feet.

Rounding out the top three is 2614 Ravello Ridge Drive, another Barton Creek mansion on Fazio Canyons golf course. The five-bedroom house covers 6,000 square feet on just over an acre of land.
Eric Copper and Sharon Morgan of Keller Williams had the listing. It has more or less spent a year on the market, first listing last August for $3.85 million. It nearly sold in March, but hit the market again until the signing last week, last asking $3.4 million.
