Streamline Advisory Partners is planning a nearly 100-acre mixed-use development in the fast-growing Austin suburb of Kyle.
The San Antonio-based developer is proposing The Grove, at 1100 East FM 150, slated for affordable housing, market-rate homes, and a boutique grocery store to the city’s east side, the Austin Business Journal reported.
Situated on 99 acres, it would include 400 single-family homes or townhomes, 300 market-rate apartments and 350 affordable housing units, priced for renters earning less than 60 percent of the area’s median family income.
It would also feature 65,000 square feet of commercial space, anchored by a 15,000-square-foot grocery store, locally owned Marigold Market & Cafe, which has a location in Southwest Austin.
Local firm Lionheart Places is leading the project’s design. The goal is to create a walkable commercial and residential hub that connects with Kyle’s downtown area, just 2 miles away.
Phase one of the development will focus on infrastructure, including roads and wastewater upgrades, followed by construction of the residential units and grocery store.
Marigold Market & Cafe sells beer, wine, snacks, grocery and household items, smoothies and grab-and-go options, and it is a big selling point for the city council.
“This project was brought to us because of the assurance of a grocery store,” Kyle Mayor Pro-Tem Robert Rizo said. “One of the biggest things was making sure we get that grocery store. I think the entire dais was excited about the grocery store.”
If the plan is approved, The Grove will join other major developments reshaping the city of Kyle, including Rastegar Property Company’s 700 Bunton project, a 319-acre mixed-use development that will include 1,000 single-family homes for rent, 1,400 apartment units, over 50,000 square of commercial space, an 11-acre school site and 60 acres of green space.
