One street in Austin had $10M in home sales last week

Westlake Hills home with waterfront and cave went under contract in just 16 days; another home sold after $775K price cut

Stratford Drive in Austin had the top luxury deals in the city at the end of October.

The two most expensive homes sold last week are both off Stratford, in Westlake Hills’ Bluffington section, according to the Eklund Gomes team. 

Their sales show differing aspects of the Austin luxury market. The first, offering a potential teardown on a unique lot, sold in less than three weeks with no change to the asking price. The second, a bigger, newer build on a smaller lot, spent over 130 days on market and took a $775,000 price cut before selling.

The top deal was a three-bedroom, three-bathroom asking $6.5 million, or about $2,500 per square foot. The home at 2702 Valley Springs Road, a small drive that branches off Stratford, was built in 1964. 

Perched on a bluff, the 2,500-square-foot home commands an unobstructed view of the Austin skyline across the water. The 1.6-acre lot includes 303 feet of waterfront access, as well as a natural cave formation.

Kirk Lewis of Kuper Sotheby’s International Realty marketed the home as a “remodel opportunity.”

The property had been in the same family since it was built, according to county records. Bassett Maguire inherited the home from Marjorie Maguire in 2010 and sold it to Rachel Maguire this January. Maguire’s buyer hasn’t been identified yet.

It went under contract in just 16 days, lightning fast, especially for this market. Austin luxury homes sell after an average of 90 days on market, making it one of the slowest luxury markets in the country, according to Redfin

The second most-expensive home sold last week was just half a mile away, at 2505 Stratford Drive. The 5,000-square-foot home last asked $4.25 million, or about $800 per square foot. 

The four-bedroom, four-bathroom home was listed for $5 million in June; the seller dropped the price on Oct. 12, according to Zillow.

Built on half an acre in 2009, the contemporary glass-and-concrete home also boasts a view of downtown. Dave van Heuven, owner and broker of van Heuven Properties, shared the listing with Deacon Shields of RA Residential.

Final sales prices aren’t available for either deal.
