A planned League City development is growing.
Dallas-based Hillwood Communities has added 156 acres to its forthcoming master-planned community on the western end of League City, the Houston Business Journal reported. The addition comes a few months after Hillwood bought 540 acres for the project.
Hillwood bought the additional land from an unnamed local investor in September. The seller was represented by Colliers’ Chris Hutcheson, James Kadlick and Harrison Kane.
The additional land will allow Hillwood to build 400 more homes in the community, bringing the total to about 1,770. The homes will range from $300,000 to $800,000 and sit on 30- to 70-foot-wide lots.
The planned community will also have a recreation center, two parks and two retention ponds. There will also be 4.8 acres for a future commercial development.
Russell Bynum, the Houston general manager for Hillwood, said the 156-acre lot was under contract with another buyer when the company bought the first part of its site.
“When we found out that it was available, we thought it would be a great addition to add to our already existing tract that we had under contract,” Bynum told the outlet. “And so, it just made a lot of sense and made a lot of business sense. And, you know, bigger is better.”
The land in question had been under contract four times over the past five years, Hutcheson said. One of the main problems was drainage that requires easements. Hillwood will be able to flow runoff through the land it previously bought.
Hillwood is working with League City on a timetable for construction. In addition, the developer will try to connect the western end of League City Parkway to Friendswood Lakes Boulevard.
