RealPage founder building immersive venue in The Colony

Cosm will bring virtual reality and live experiences to one of North Texas’ largest entertainment centers

A Dallas-based real estate and private equity investment management firm is behind a new category of entertainment coming to suburban Dallas.

Experiential media and technology firm Cosm will open an arena-size venue at Grandscape in The Colony, a Denton County suburb, which upon completion will span some 65,000 to 75,000 square feet.

Cosm was founded by Dallas-based firm Mirasol Capital in 2020. Mirasol CEO Steve Winn is the founder of RealPage.

The financial terms and timeline for completion were not disclosed, but details on Cosm’s first public venue in Los Angeles were shared earlier this year on its website.

Construction on the L.A. venue began in the fall of 2022, and the first phase is expected to be delivered by the spring of 2023.
Cosm unveiled those plans earlier this year and has been endeavoring to open one in Dallas, according to its website.

“Dallas and North Texas are in Cosm’s DNA,” said Jeb Terry, CEO and president of Cosm, in a media release.

“Not only is the area experiencing explosive growth, but I am from Dallas and have family there. We’ve always seen a North Texas location as a core anchor for our business. There is an incredible opportunity to grow alongside The Colony community, and we are proud to call Grandscape ‘home’ to our second venue.”

The Grandscape shopping mall is in the center of North Texas and is one of the largest retail venues in the region.

Cosm’s latest venture will be designed by Dallas-based HKS Architects, which is no stranger to building high-end spaces in the metro.

The venue will allow guests to experience immersive content in programming categories such as live sports and entertainment, immersive art and music, according to the release.

“Cosm is leveraging its technology to create a new category of immersive entertainment called ‘shared reality,’ working with partners globally to stream live content to physical venues and to virtual worlds alike,” said Steve Winn, CEO of Mirasol Capital and majority owner of Cosm.

“We are just getting started and have plans to open venues around the world.”
