Dallas-based Bradford Commercial Real Estate hit a milestone with its rare Highland Park office asset recently.
Highland Park West is 100 percent leased, possibly for the first time in the building’s 40-year history. Bradford has managed the building for four years.
“It was only at 30 percent when we got the assignment,” said Jared Laake of Bradford CRE.
The two-story Class B building at 4300 MacArthur Avenue is one of the few office properties in the wealthy inner-Dallas town of Highland Park, home of entrepreneurs like Ian Charles and mansions with jaw-dropping prices.
Highland Park West spans 50,300 square feet and is one of two office buildings at 100 percent occupancy in Highland Park, according to Bradford.
Bradford invested more than $1 million into renovating Highland Park West: A new HVAC system, updated lighting, common corridors, ceilings, landscaping and a monument sign installed at the property’s entrance.
The Bradford team has secured 7,600 square feet of new leases in Highland Park year-to-date, with the all-in total clocking in at 37,900 square feet, according to a media release.
“Bradford’s repositioning and renovation has attracted quality tenants by accentuating Highland Park West’s character and location,” Laake said.
“We’re proud of what we’ve accomplished with this hidden gem.”
