Alamo Manhattan is transforming Fairmount Street, and scraping its own office building, to make way for a luxury apartment tower in Uptown Dallas.
The Dallas-based developer plans a 31-story residential building with 321 units, the Dallas Morning News reported, citing building permits. The tower at 3012 Carlisle Street at Fairmount Street, is across from the Marriott Dallas Uptown Hotel that Alamo Manhattan opened early in 2022.
A small office building currently occupied by Alamo Manhattan will be demolished to make way for the tower. WGD Architecture is designing the high rise, which will be a block away from the Katy Trail, one of Dallas’ most popular walking and biking destinations.
The development will include an expansive eighth-floor patio with a pool and a 13th-floor dog park patio, according to Alamo Manhattan’s website. A large resident lounge will be located on the 29th floor, with unobstructed views of Uptown and Downtown Dallas.
“We intend to extend the street experience we’ve created with the hotel,” Alamo Manhattan’s Matt Segrest told the DMN.
The developer has not confirmed whether it will house its own offices in the tower, but the ground floor will include commercial and restaurant space.
The firm plans to break ground in the third quarter of this year, pending financial market conditions, Segrest told the DMN.
Alamo Manhattan has a number of high-end developments across Texas, Washington and Oregon.
A development renaissance is occurring across Dallas’ Uptown neighborhood which is known for its popular bar and restaurants, shopping districts and high-end apartments. Granite Properties, FRC Realty, Selene Capital, and Endeavor Real Estate all have pending developments in the area.
Stream Realty is redeveloping an Uptown site that was the city’s first mixed-use development into a $100 million office and retail complex called the Quadrangle expected to open in 2024.
