Alpine Start Development to add resi village in Grand Prairie

Dallas-based Alpine Start Development is still banking on the residential market in North and Central Texas.

The company–which already has thousands of units in the pipeline with projects in Celina, Saginaw, Buda and Waxahachie–is now eyeing a mixed residential village on 27 acres in Grand Prairie.

The Grand Prairie Village development calls for 314-units split between single-family, townhomes and apartments, according to a Texas Department of Licensing and Regulation filing. The project will take up an estimated 450,000 square feet with an estimated cost of $55 million or about $122 per square foot.

Construction will take place on an undeveloped parcel at 2450 January Lane and is set to start in March with a goal of finishing in two years. The project is described as including multiple indoor and outdoor amenity spaces with expansive trails and landscaping.

The development is located 15-miles from Downtown Dallas and 19-miles from Downtown Fort Worth. A number of multifamily builds have been turning to Grand Prairie recently with notable projects in the works by OHT Partners and Mill Creek Residential.

Alpine Start Development was formed in 2020 by co-founders David Eitches and Zach Gensior. The firm is focused on multifamily and mixed-use projects in North and Central Texas, according to its website.

The firm’s resi project in Celina north of Dallas will add 303 rental units while its Waxahachie project south of Dallas will include nearly 1,000 units.Dallas is the national leader for ongoing multifamily construction, with over 43,000-units currently under development. according to recent data from RealPage Analytics.
