Woods Capital plans adjacent office, resi highrises in North Dallas

Dallas developer is moving ahead on one resi, one office building near Highland Park

A pair of high rises is coming to Dallas. 

Local developer Woods Capital is finalizing plans for one resi and one office tower at 5115 McKinney Avenue, off Central Expressway near Highland Park, the Dallas Morning News reported

The firm acquired the land for development last year.

Each high rise will cost an estimated $70 million to develop with an eye for opening by 2026, according to Texas Department of Licensing and Regulation filings. The 20-story residential tower will be called the English and span more than 368,000 square feet. It is being designed by WDG Architecture.

The office tower, across the street, will be of similar height and will take up 200,000 square feet. It is being designed by The Beck Group.

The firm is working through pre leasing and financing, CEO Jonas Woods told the outlet.The North Central Expressway corridor has been a popular site for development recently. North of Woods’ development, StreetLights Residential is developing another 20-story apartment building called the Galatyn. Houston developer Hines and Dallas-based Stockdale Investment Group are planning two more towers nearby, just south of Knox Street.

Woods Capital has been busy with extensive office-to-resi conversion plans in downtown Dallas. The firm acquired the 60-story Comerica Bank Tower, which contains 1.5 million square feet of office space, with plans for a hotel and resi makeover for part of the building.

Woods Capital has completed conversion projects at the Santander Tower and has plans to add residences to the Bryan Tower as well. In total, over 1,500 residential units could be headed to Downtown Dallas via conversion projects.
