Asana pursues resi highrise in North Dallas

Could build up to 20 stories and 1,740 apartments if zoning is approved

Asana Partners is shooting for height at a North Dallas shopping center to pave the way for a massive redevelopment.

The North Carolina-based firm wants to overhaul the Hill retail complex at 8041 Walnut Hill Lane in the Lake Highlands neighborhood, the Dallas Morning News reported. If a zoning change is approved, Asana could build up to 20 stories high, allowing for a boat-load of residential units.

The firm has owned the 200,000-square-foot property since 2021. It’s seeking zoning that would permit “future redevelopment of the entire property with mixed uses including multifamily,” the outlet reported, citing filings with the Dallas City Plan Commission. WDG Architecture has been tapped as the designer.

Asana aims to reconfigure the nearly 20-acre property in multiple phases, with the first devoted to multifamily and parking. The proposed zoning would allow for as many as 1,200 multifamily units, if all of them are at market rate. However, Asana could build up to 1,740 units if the project includes mixed-income housing. 

The plan commission will consider Asana’s proposal later this week, and some city staffers have voiced their support of the development.

Asana buys office, industrial properties in Fort Lauderdale’s Flagler Village

Asana, led by managing partners Terry Brown, Sam Judd and Jason Tompkins, also owns a slew of properties in Deep Ellum, a vibrant entertainment district near downtown. Moreover, the firm has owned more than 400,000 square feet of retail and office space in Dallas’ Victory Park neighborhood since 2019, the outlet said.
