A luxury ranch in East Texas just got an eight-figure price tag.

Iron Lake Ranch, spanning more than 700 acres in Cass County, is listed for $22.5 million. Wright Monning of Dallas-based Icon Global is the listing agent.

The ranch offers outdoor activities like boating, long-range hunting, fishing and hiking. The property features picturesque views of a 60-acre private lake, spring-fed creek, several docks, a landing strip, a firepit, grilling areas and a skeet range. 

There’s an abundance of wildlife, including white-tailed deer, fallow deer, blackbuck antelope, ostriches and zebras.

Spanning 6,500 square feet, the main house has four bedrooms, a bar and an extra living room that could be converted into a fifth bedroom, per the owner’s original plan. There’s also a guest suite in one of the barns.

“The idea was to make sure that no room in the house had a bad view of the lake, and I think they did an excellent job of capturing that,” Monning said.

The sellers acquired the property through multiple acquisitions dating back 10 or 12 years, and they performed a complete overhaul of the main house roughly six years ago. The site is also set up for additional dwellings, as there are other home sites already connected to utilities. 

Even though Monning described it as an “iconic one of one property,” the $22.5 million price tag was determined based on comparable East Texas ranches that have sold.  

Luxury ranches are often among the priciest properties in all of Texas. In June, a 2,200-acre ranch near San Antonio, priced at $54.5 million, sold for an undisclosed amount; the listing agent said it was the second-biggest deal he ever closed.

Earlier this year, two ranches in Palo Pinto County, roughly two hours west of Dallas, hit the market at $10 million and $15 million, respectively.
