While developers continue to flock to northern Dallas suburbs like Frisco and Plano, Pacesetter Homes is eyeing a rural area slightly farther east for a residential project.

Pacesetter, a subsidiary of Austin-based Qualico, has started construction on 258 home sites in the lake town of Lavon, as part of the 4,000-home master-planned community called Elevon, the Dallas Business Journal reported

Pacesetter aims to build five home styles on four lot sizes, ranging from 26- to 50-feet wide. Designs include a twin home layout, rear-entry single-family homes, courtyard homes and larger front-entry single-family homes. 

Three models are under construction in Elevon South, and pre-sales are underway. Prices start at $291,000 for the twin homes, catering to first-time buyers and empty nesters. The single-family dwellings and courtyard homes are priced between $333,000 and $360,000, with floor plans ranging from 1,200 to 2,300 square feet. 

Most master-planned communities have a limited variety of homes, Pacesetter’s Blake Friesenhahn said. The varying price points will help it stand out.

Elevon, developed by MA Partners, features a slew of amenities, such as nature trails, pools, an event pavilion, parks, ponds for fishing, a dog park and fitness stations. 

In a separate project within Elevon, Taylor Morrison of Texas aims to build a $1.5 million leasing center, fitness building and pool at Villas at Elevon, a built-to-rent complex that’s slated for completion by November 2024, the outlet said.

Elevon’s location, just north of Rockwall and east of Wylie, makes it convenient for residents to access major employment hubs in Plano and Frisco, as well as Lake Lavon and Lake Ray Hubbard for recreational activities. 

This development is the latest sign of rapid growth in Collin County, where three Dallas suburbs ranked in the top 10 for best real estate markets in the nation by WalletHub.
