Anna, Texas, may be closer to Oklahoma than Dallas, but the far north Dallas town is still feeling the Metroplex’s enthusiasm for retail. 

Home Depot purchased a 13.5-acre plot to build a store at Anna Town Center, a 115-acre mixed-use project developed by Dallas-based Edge Realty Partners, the firm said in a news release. Edge Realty’s David Copeland represented the seller, and Mike Stevens with Steveco Commercial represented Home Depot. 

Anna Town Center is at the northeast corner of U.S. Highway 75 and FM 455. The center is also anchored by Walmart and UHS Hospital. Restaurants at the center include Texas Roadhouse, Chili’s, Whataburger, Chick-fil-A, Chipotle and Starbucks. 

Taylor Morrison is developing a built-to-rent community on a 15-acre plot adjacent to the center.

More than 23,000 people live within a 10-mile radius of West Grove. The average household income of this population is $93,853 a year. The nearest Home Depot location is 11 miles away in McKinney. 

While Edge owns commercial properties around the country, most of the firm’s portfolio is located in North Texas. Edge also owns nearby shopping centers like Collin Creek Village, which is next to Collin Creek Mall in Plano, and Collin McKinney Crossing on West Stacy Road in McKinney. 

Located 50 miles northeast of downtown Dallas, Anna is one of the fastest-growing communities in North Texas. Between 2020 and 2023, the town added almost 9,000 new residents, a growth rate of more than 50 percent, according to data from the Texas Demographic Center. Lately, investors have found safe vehicles for investment in retail centers – especially as distress in the office market sets in. As construction catches up to demand after a decade of no new retail, availability is at an all-time low and rents are stronger than ever.
