Leases bring Creation’s Fort West Commerce Center to 70 percent leased

Just as it finished construction of the Fort West Commerce Center in North Fort Worth, Dallas-based developer Creation locked in tenants for two of the project’s three industrial buildings. 

One tenant could equip an army; the other could keep it cool. 

Lockheed Martin leased Building C at the development, giving it a little over 136,000 square feet. It plans to use the space as a storage and distribution facility, according to a release. 

Big Ass Fans — yes, that’s the company’s name — took building A, which spans 221,400 square feet. The company, which sells industrial-grade fans, will run its central U.S. distribution hub out of the building.

The two leases leave one building with about 174,000 square feet available. The development was designed to fit tenants taking anywhere from 34,000 to 221,400 square feet. In all, Fort West Commerce Center totals 531,600 square feet.

Creation was founded by developers David Sellers and Bob Agahi in 2018. It is focused on the Sun Belt and Northeast. It claims a $1 billion portfolio in Texas and $4.5 billion of developments across its portfolio.

North Fort Worth has seen a spate of industrial projects and leases. Creation has built two other projects in the area, 820 Exchange and Northmark Commerce Center, and it is working on another one, according to the company’s Texas lead Taylor Mitcham. Notably, wire and cable company Southwire signed a lease for over a million square feet of space at AllianceTexas’ Alliance Westport 45 toward the end of last year.

The larger DFW Metroplex has one of the largest industrial markets in the country. In the closing three months of 2023, developers delivered a record 17.5 million square feet of new space, according to JLL
