Another apartment high-rise could be on the way in Dallas’ Turtle Creek neighborhood.
Colorado-based UDR’s proposal to construct a 25-story multifamily building at 2743 Turtle Creek Boulevard has been greenlit by the Federal Aviation Administration, indicating that it would have no substantial impact on air navigation, the Dallas Business Journal reported.
Projects exceeding 200 feet in height must receive approval from the FAA before going through the city’s zoning and planning commission.
Construction of the tower, rising 308 feet, is slated to start in June 2025, with an anticipated completion by December 2026. Dallas-based architecture firm HKS has been tapped as a collaborator.
Details of the project, such as planned number of units, amenities and estimated construction costs, are unclear. UDR purchased the site — formerly home to an office building used by Republic Insurance — for $90.2 million in 2022.
Previous attempts to develop the property fell through, including planned office, hotel and residential towers, the outlet said.
The Turtle Creek area, just north of Uptown Dallas, is bursting at the seams with new developments. Last year, Houston-based Hanover Company filed plans for a luxury residential high-rise in Turtle Creek, adjacent to a 21-story, 341-unit building that it’s currently constructing.
Validus Development recently received approval from the Dallas City Plan Commission to rezone the 0.75-acre site at the corner of Hood and Brown streets, bringing the firm’s plan for a 104-unit apartment building closer to fruition.
Furthermore, Chicago-based Fifield Companies bought a 1.6-acre tract in the neighborhood last year, aiming to build a 24-story apartment tower.
UDR, meanwhile, has nearly 6,000 multifamily units in its Dallas-Fort Worth portfolio. The firm, led by CEO Thomas Toomey, owns 12 complexes in the region, including Thirty377 in Uptown, Vitruvian Park in Addison and Cool Springs in Frisco, according to its website.
