The far north DFW community of Sanger will soon be home to $55 million of industrial development.
Russia-based developer PNK Group is planning two buildings totaling nearly 500,000 square feet at Sanger Industrial Park. Construction is expected to start in June and last a year, according to documents filed with the state.
The project’s price tag includes completing the design package and site plans as well as building the floor plans and exterior elevation concepts. The design firm for the project is Dallas-based Pross Design Group.
Sanger Industrial Park will be located at Interstate 35 East Service Road and Lois Road.
Sanger is situated about 50 miles northwest of downtown Dallas in Denton County. The town has a population of 10,000. It grew more than 10 percent between 2020 and 2023. Local officials and developers are planning for its explosion in size; about 3,000 residential units are planned for Sanger, the Denton Record-Chronicle reported.
The town is also the site of 278-acre Blue Star Industrial Park from Dallas Cowboys’ owner Jerry Jones. The project will bring eight warehouses and 339,000 square feet of industrial space to Sanger. Construction on the project began in 2022. It’s adjacent to a Walmart distribution center.
These projects are part of a boom in industrial development in North Texas, which is one of the fastest-growing industrial markets in the country. At the end of 2023, the region had nearly 40 million square feet of industrial space under construction. But, demand has started to cool, and the asset class’ sublease market is growing. It reached 14 million square feet at the end of last year.
