Law Firm Renews Lease At Dallas’ Harwood District

Harwood International has secured a major lease from the law firm that’s been a key tenant at its Dallas mixed-use development for nearly 20 years.

Jones Day has renewed its lease at Harwood No. 3 in the Harwood District and will eventually relocate to Harwood No. 15, a future office tower that was unveiled late last year, the Dallas Morning News reported. The law firm’s new space at Harwood No. 15 will span more than 73,000 square feet across three floors.

CBRE’s Jihane Boury and Clay Vaughn of Savills negotiated the lease on behalf of Jones Day, while Hannah Mesh, Justin Chapman and John Lee represented Harwood International. 

Jones Day, with about 70 lawyers in Dallas, has been a tenant at Harwood No. 3 since 1995, when the Harwood District had just three buildings. The mixed-use hub, located between Uptown and downtown Dallas, now comprises more than three million square feet of office, residential and retail space, plus a hotel, amenities and entertainment.

Harwood No. 15, at 3008 North Harwood Street, will rise 23 stories and span 340,000 square feet. It will feature amenities such as a 20,000-square-foot rooftop park, saunas, a cold plunge and a new dining concept from Harwood Hospitality Group. The design team includes architecture firms Kengo Kuma & Associates and Dallas-based Corgan, along with Harwood International’s in-house design teams HCMS and HDF.

The Harwood District is a little over a mile south of Uptown, which has emerged as a top office district in Dallas, as companies flock to flashy new developments in the area. Bank of America turned heads last year when it announced plans to move from its namesake tower downtown to a 238,000-square-foot space in the 30-story Parkside Uptown, a development by KDC and Pacific Elm Properties. 

Other companies to commit to new Uptown projects this year include professional services firm Deloitte, marketing firm PMG and law firm Sidley Austin
