Real estate exec’s Bosque County ranch hits market

A real estate executive’s 288-acre ranch in Bosque County has hit the market.

Randy Cooper, vice chairman of Dallas-based Stream Realty Partners, has hired Bernie Uechtritz of Icon Global to sell the property near Clifton, which is about 90 minutes south of Dallas and Fort Worth, the Dallas Morning News reported. An asking price has not been revealed.

Cooper began building the ranch years ago, drawing inspiration from his family’s property in the Texas Hill Country outside San Antonio, where he grew up.

The property, called Bosque Mountain Ranch, features a 6,900-square-foot main house, a 4,200-square-foot pool house, a guest house and a barn with a 3,550-square-foot living and entertainment area on its second floor. The property, which operates on private well water, also has a pool, outdoor kitchen and grilling area, a lake and fishing cabin.

The ranch offers numerous recreation activities, including trail rides, fishing and skeet shooting. There’s wildlife such as whitetail deer, quail, turkey, hogs, foxes and bobcats.

Cooper is selling the ranch because he and his wife want to travel more, and their kids are grown.

Uechtritz, one of the brokers fueling the luxury ranch boom in Texas, views the offering as an opportunity for an event venue or a corporate retreat.

“It really is a rare and turnkey offering opportunity, complete with furnishings, vehicles, and ranch and recreational operating equipment. It is indeed unique and absolutely, a one-of-one,” Uechtritz told the outlet.

Another ranch about an hour southeast of Dallas in Athens sold earlier this month. That 1,300-acre property was previously marketed with a $15.5 million asking price, which comes to $11,900 per acre.

About 90 minutes north of Dallas in Cooke County, the 2,300-acre 5R Ranch hit the market in January, asking $25 million. 

Sales volume for Texas land markets dropped an estimated 13 percent to 816 in the first quarter compared to the previous year, according to the Texas Real Estate Research Center at Texas A&M University. Reduction in prices for rural land in Texas is expected to continue through next year, while total acres sold could hit a floor this year and increase through next year, the real estate center forecasted.
