Bigger floor plates proved to be better for drawing a major tenant to the newest addition taking shape amid the historic trappings of Crow Holdings’ Old Parkland development.

Polsinelli PC will take 41,000 square feet at Old Parkland East, a new addition to the low-key, high-powered campus just north of the city’s center, the Dallas Business Journal reported. The law firm will relocate from its prior office at Frost Tower about a mile away, at 2950 North Harwood in the Harwood District.

Kansas City-based Polsinelli employs more than 1,000 lawyers overall, with about 70 in Dallas. Partners in the firm were apparently sold on Old Parkland East’s expansive floors, which can accommodate the law firm’s Dallas operations on a single story. The space is expected to get outfitted with 120 offices, compared with 75 at the Frost Tower.

Crow Holdings redeveloped the historic hospital into high-end office space with classic architecture, statuary of historical figures and famous thinkers, a bell tower, and extensive amenities, including the domed Parkland Hall, which is visible from the Dallas North Tollway.

Old Parkland East is taking shape as an eight-story, 255,000-square-foot addition to the campus.

The addition is expected to be completed next year, with Polsinelli targeting a summer move-in date.

Polsinelli representatives said the firm will be the first legal practice with a sizable lease at Old Parkland. The campus has become known as a center of family offices in charge of investments for various private fortunes in the DFW area.

Leasing activity is showing positive signs in Dallas. Last quarter, 2.7 million square feet of office space was leased, an increase over the 2.5 million square feet leased in the first quarter. 

However, Law firm Jones Day contributed 164,000 square feet of that tally by renewing its 90,700-square-foot lease at Harwood International’s 2727 North Harwood while pre-leasing a smaller space, 73,000 square feet, at 3008 North Harwood. Jones Day plans to move its Dallas operation to that 23-story building, which Harwood International is developing with amenities including a rooftop park, saunas, a cold plunge and a restaurant.
