Another large-scale residential development is coming to the fastest-growing suburb in Dallas-Fort Worth.
Centurion American Development Group and Forestar Group are planning 750 single-family home lots and a 10-acre community park in Celina, the Dallas Morning News reported.
The 241-acre development site, near the intersection of Preston Road and Legacy Drive, was previously owned by the Moses Hubbard Trust but later given to the Celina Independent School District before Centurion American and D.R. Horton’s Forestar Group bought it. It’s across from Celina High School and the Athletic Complex, with frontage along Legacy drive and Louisiana drive.
The purchase was brokered by Centurion American’s Jack Dawson and Graham Maxey, with Rex Glendenning and Caleb Lavey of REX Real Estate representing the seller.
“The Hubbard Trust has done an admirable job of being a great custodian of this property through the years,” Glendenning said. “They have patiently waited for development to occur in this area and over the last couple of years have chosen to sell the single-family component of their overall 420 acres after recently entitling and zoning the property through the city of Celina.”
The development will be situated just east of Centurion American’s Legacy Hills, a 3,200-acre master-planned project that will include 7,200 single-family homes, commercial spaces and a country club. To the southeast, Hillwood’s Ramble community, a 1,380-acre project announced earlier this year, is set to accommodate 4,000 homes.
Celina was the fastest-growing city in the country Between July 2022 and July 2023, according to the U.S. Census Bureau. Its population grew 26.6 percent, to over 20,000, far exceeding 0.5 percent growth rate nationally.
It has become one of the top submarkets for developers. Some of the big names to invest in Celina over the past couple of years include Dallas Cowboys owner Jerry Jones’s firm and Vijay Borra, CEO of DFW Land Real Estate.
