Trammell Crow fires up Allen mixed-use project around planned H-E-B

Even before Texas-based grocer’s plans for second store in Collin County suburb take shape, apartments, a hotel and office space will crop up around its development site

Trammell Crow Company’s mixed-use development centered on a planned H-E-B store in Allen is about to get cooking.

The project’s $118 million first phase will feature 433 apartments, 102 townhomes, a hotel, a parking garage and office space, the Dallas Morning News reported. Construction is expected to start in November and be completed in 2026.

The 60-acre development site, located along the southeast corner of Custer Road and State Highway 121, is owned by H-E-B, Trammell Crow and the Allen Economic Development Corporation. H-E-B holds 18.8 acres, where it plans to build a store, although details including timeline haven’t been disclosed. The Allen EDC controls about 5 acres. Collin County tax records reveal that the land was purchased in 2023 from TC Custer 121 Owner LP, a Trammell Crow-affiliated entity.

The new store would mark H-E-B’s second location in Allen. The city’s first H-E-B store opened about 6 miles from this site last October.

Trammell Crow aims to create a walkable community, featuring a multi-tiered central park spanning 5 to 10 acres. The park will serve as a focal point for the area. 

“Having amenities like the restaurants, the park and the H-E-B — wherever that does come — it’s really a gem for us,” Allen EDC executive director Daniel Bowman told the outlet. “We really believe that corporate offices are coming back, and cities like Allen will be the beneficiaries of that, because people want to locate in offices nearby where they live. They also want dynamic, walkable locations.”

Allen is in Collin County, just north of Plano. Its median household income is over $121,000, compared to the national median of $75,000. Its growth over the past few years has been moderate in comparison to the explosive population influx in other parts of Collin and Denton counties, but its population is expected to increase by more than 50 percent by 2050, according to the journal Nature Cities.
