Greenberg Traurig Leases Two Floors in Dallas’ Hottest Market

A New York-based law firm has inked a big lease in one of Dallas’ most coveted office districts.

Greenberg Traurig is taking 49,400 square feet at McKinney & Olive, a 20-story office building at 2021 McKinney Avenue in Uptown, the Dallas Business Journal reported.

Greenberg, which has 48 offices worldwide, plans to relocate in spring 2026, occupying two floors of high-rise. The East Coast law firm will exit its space in the Dallas Arts Tower, a 55-story tower at 2200 Ross Avenue, where Greenberg currently occupies 43,000 square feet.

The relocation represents a win for the owners of McKinney & Olive, Granite Properties and Highwoods Properties. They acquired the 507,000-square-foot building in 2022 for $395 million, or $778 per square foot.v

The building was developed by Crescent Real Estate in 2016 and designed by architect Cesar Pelli. It offers a range of amenities, including a rooftop terrace, valet parking and in-building restaurants. Tenants in the building include Sidley Austin LLP, McKinsey & Co., and Cushman & Wakefield.

Granite and Highwoods are also behind the nearby 23Springs tower, which is expected to be Uptown’s tallest building upon its completion in March.

Demand for office space is slumping in most markets, but Uptown deals are flowing, said Paul Bennett, senior managing director at Granite.

“We are seeing deal velocity and activity picking up,” he said.

For example, Deloitte leased 100,000 square feet at 23Springs, enticed by plentiful amenities and adding to the neighborhood’s Y’all Street footprint.

One of the biggest leases this year was Wing Stop’s 112,000-square-foot lease in One West Village, at 2801 North Central Expressway, in Uptown. It is leaving a 78,000-square-foot space in Addison.
