McCourt, HN Capital to cast anchor development in Design District

40-acre Hi Line Square to bring shape western Dallas skyline

Two developers have a towering vision for the Dallas Design District.

McCourt Partners and HN Capital Partners are planning a 40-acre mixed-use development at 1650 Oak Lawn Avenue that could transform the neighborhood, a low-slung former manufacturing and wholesale district that has sprouted the 16-story Virgin Hotel and high-rise multifamily developments, surrounded by trendy retail, the Dallas Business Journal reported.

Hi Line Square would bring two high-rises — a 17-story office building spanning 186,000 square feet and a 30-story residential tower with 300 luxury apartments and retail and showrooms on the first two floors. A potential cost hasn’t been revealed.

“We initially formed the company to work on this neighborhood, and this is a project that has been stewing in our heads for years,” said Vipin Nambiar, founder and managing partner of HN Capital.

The office tower will feature modern workspaces with high-end amenities such as a conference center, lounge and a large outdoor terrace with views of the surrounding district. 

The residential tower will include luxury units ranging from spacious townhomes to premium penthouses. Its rooftop pool will be the highest in Dallas, according to a news release. The development will connect to the Trinity Strand Trail and the Loop Connector, leading to the Katy Trail.

Including showrooms in the mix bridges the historic elements of the neighborhood with its new, upscale identity. 

Perkins & Will is the architect behind the project.

Stepped towers with landscaped terraces are in the design, which will incorporate a central public plaza around an “heirloom tree.” 

Construction is expected to start in 2026 and completion slated for 2030; the developers are moving through the zoning application process, which they anticipate will take a year to finalize.

McCourt is a family-owned company with more than $1 billion in permanent capital and developments in New York City, Los Angeles, Austin, Dallas, London and Miami. It has plans with Mack Real Estate to develop a $7 billion “silicon city” around a semiconductor plant in Phoenix.

HN Capital was founded in 2017, and it has experience in mixed-use development, distressed real estate and hospitality. It owns the Mansion on Turtle Creek and the W Dallas.
