Hall Group cultures another office tenant at Frisco development

Yogurt giant Chobani is the latest tenant to sign a lease at HALL Park.

The company is moving from its Plano office and will occupy 28,700 square feet in Hall Park’s newest office building, the Tower at Hall Park in Frisco. It’s expected to move this summer, Hall Group said in a news release. 

The 16-story office building, at 6605 Warren Parkway, includes amenities like a fitness center, a lounge and a large outdoor deck. The Hall Park Hotel – Marriott Autograph is adjacent to the office building; tenants can also use the hotel’s amenities. 

The Tower is part of a $7 billion effort to turn Hall Park from an office campus into a mixed-use development. In addition to the Tower, Hall Park also has the 224-key Hall Park Hotel and The Monarch, a multifamily community. The development is built around Frisco’s Kaleidoscope Park.

Frisco has seen a spate of development after the $520 million Omni PGA Frisco Resort opened.

Now, Frisco’s pipeline for mixed-use development is loaded with multi-billion dollar projects. JVP Management is building the $3 billion megadevelopment The Mix. Wilks Development has partnered up with Frisco Economic Development Corporation to build Firefly Park

The area will also soon be home to a 97-acre Universal Studios theme park and resort, expected to open in 2026. 

Chobani’s move is just another example of flight to quality, where tenants are flocking to new office buildings with tons of amenities. 

The bifurcation of the market has created a vacancy problem for older buildings. Midway through last year, the Dallas office market’s vacancy had risen to 25.6 percent, from 24.7 percent a year before, according to Partners Real Estate.
