Dallas’ third-largest homebuilder, bought a swath of land on the northern edge of the Dallas-Fort Worth metroplex. 

Plano-based Green Brick Partners is planning a 2,100-home development on the land, 570 acres in Grayson County, the Dallas Morning News reported.

Named Burks Ranch, the first phase of construction is expected to begin in two years, and Green Brick expects a 10-year buildout, said the firm’s president and COO Jed Dolson.

The seller was Texas Republic Management and its managing partner and founder, Dallas oilman Ben Weber Jr. The transaction was brokered by Caleb Lavey and Rex Glendenning of Frisco-based REX Real Estate. 

The deal closed last week, and Green Brick expects to close on the second half of the land next year. 

Burks Ranch will feature a nature preserve, trail corridors, parks, a pool and a community center. 

Trophy Signature Homes, a Green Brick subsidiary, will be the primary homebuilder for the project. Green Brick owns five subsidiary homebuilders in Texas, including CB JENI Homes, Normandy Homes, Southgate Homes and a 90 percent interest in Centre Living Homes, according to its website.

The acquisition follows Green Brick’s September purchase of 557 acres along FM 1385 in northern Denton County, where it plans to build 2,200 homes near Pilot Point. The company cited the extension of the Dallas North Tollway to G.A. Moore Parkway as a factor in the area’s growing appeal to homebuyers.

Prices are expected to start below $400,000. In February, the median home price in Denton County was about $480,000, in Cooke County it was $400,000 and in Grayson County it was $350,000, according to Realtor.com.

From mid-2020 to mid-2023, the population in Denton County jumped 11.2 percent, increased 5.1 percent in Cooke County and 8.4 percent in Grayson County, census data shows.

Denton County’s population surpassed 1 million in 2023, with nearly 30,000 new residents in a single year.
