Blair Poque Lists $35 Million Spec Mansion in Dallas

A spec mansion in Highland Park is asking nearly four times its lot’s 2021 sale price.

An estate with Art Deco-era details like custom Moroccan ceilings has hit the market asking $34.5 million, the Wall Street Journal reported, making it one of the most expensive homes for sale in Texas.

The roughly 14,500-square-foot compound at 4400 Belfort Avenue is about 2 miles from downtown Dallas. The main house spans 13,700 square feet with five bedrooms, a gym, wine vault and bars. A guest apartment above the garage adds a sixth bedroom and kitchenette. The asking price comes out to about $2,520 per square foot.

Developer Blair Pogue of Blantyre Homes bought the property in 2021 for just under $9 million and tore down the existing home before starting construction in 2022. Dallas agent Doug Newby of Douglas Newby & Associates, who specializes in architecturally significant homes, has the listing.

The Spanish Revival-style mansion was completed earlier this year and reflects Pogue’s vision for a hyper-custom luxury build in one of Dallas’ most exclusive enclaves.

“It’s so exclusive, and there are so few homes,” Pogue said of Highland Park. “If you build the right quality, you know it’s going to sell.”

Designed in collaboration with local architects Harold Leidner and Larry Boerder, the home features Mediterranean details throughout, including barrel ceilings, a front-facing “tower” room above the foyer, and a loggia that wraps around the rear of the house.

The primary suite has a private sitting room and two walk-in closets — one spanning 360 square feet — and an adjoining “luggage room” designed to ease packing.

“It is a pet peeve of mine,” Pogue said. “Not to mention the fact that luggage tends to inefficiently take up space, most often in the bedroom closet.”

The home features blue lacquered walls in the dining and powder rooms, wallpapered ceilings inspired by Beverly Hills’ Dawnridge estate and hand-blown Venetian glass fixtures.

Highland Park regularly ranks as one of the most-expensive residential markets in Texas. A 10,000-square-foot home recently sold there after listing for $20 million; a 20,500-square-foot estate is on the market for $36.5 million ($1,780 per square foot), at 3711 Lexington Avenue.
