One of North Texas’ most prolific developers is betting big on the next town up the tollway.

Centurion American Development Group bought 1,100 acres in Gunter, a small town in Grayson County roughly 40 miles north of Dallas, with plans for a massive mixed-use project called Platinum Ranch, the Dallas Morning News reported

The 2,000-acre community is slated to include more than 4,200 single-family homes, up to 3,000 apartments, nearly 300 “residential villas” and a mixed-use section spanning 277 acres.

The land sits along the proposed Grayson County Toll Road and near the Dallas North Tollway’s northern expansion, positioning Platinum Ranch as a major piece of the so-called “Golden Corridor” of growth stretching north from Plano through Frisco, Prosper and Celina.

Centurion, led by CEO Mehrdad Moayedi, expects to begin construction by the end of the year. Plans call for green space, lakes, parks and campuses for Gunter ISD. Builders for the project have yet to be announced. Financing for the land acquisition was provided by Ubank, Liberty Bankers and Chambers Bank. Rex Glendenning of Rex Real Estate brokered the deal alongside Caleb Lavey.

The site is just north of Centurion’s 3,200-acre Legacy Hills project in Celina, which is expected to bring 7,000 single-family homes, 4,000 apartments and an 18-hole golf course to the fast-growing suburb. The firm is also behind developments at Taylor Ranch, The Bridges at Preston Crossings and Cottonwood — a 678-acre project in nearby Dorchester set to include more than 2,100 homes.

Moayedi said the firm had spent two years assembling land for the Platinum Ranch site. 

Gunter’s population has jumped from around 2,000 in 2020 to nearly 2,500, according to the latest census estimates.

The region is home to some of the fastest-growing towns in the country, including the Collin County town of Princeton, which grew 30 percent to about 37,000 residents between 2023 and last year.
